The HEPA-13 Difference
Most cleaning services use consumer-grade vacuums rated at 10 microns or higher. The allergens that trigger immune responses operate at a fraction of that size.
Standard Vacuum
- Filtration rated at 10+ microns
- Sub-micron particles pass through exhaust
- Fel d 1 and Der p 1 recirculated during use
- 'HEPA-style' filters are unrated marketing terms
- Fragranced bags mask allergen redistribution
- Shared equipment cross-contaminates between jobs
HEPA-13 Certified
- Certified 99.97% capture at 0.3-micron MPPS
- Der p 1, Fel d 1, Can f 1 retained in filter media
- Dedicated unit per visit — no cross-job contamination
- Zero-VOC formulations — no chemical triggers introduced
- Color-coded microfiber prevents room cross-contamination
- 140°F cloth laundering destroys residual allergen proteins

San Diego's Allergen Profile
San Diego's coastal climate creates a near-year-round allergen load that differs from inland cities. Understanding the local sources informs the correct protocol.
Near-Year-Round Pollen Season
San Diego's mild winters mean grass and tree pollen seasons overlap rather than alternate. Bermuda grass pollinates March through November along coastal corridors in Del Mar, La Jolla, and Encinitas. Olive trees — planted widely in Hillcrest and Mission Hills — produce pollen from February through June. Unlike Northern cities, San Diego residents face overlapping pollen windows with minimal frost interruption.
Marine Layer Humidity and Mold Amplification
San Diego's marine layer elevates relative humidity in coastal neighborhoods to 80–90% on summer mornings. Ocean Beach, Pacific Beach, and Point Loma homes with minimal mechanical ventilation develop interior humidity levels sufficient for Aspergillus and Cladosporium mold spore amplification on grout, window seals, and bathroom caulk.
I-5 and I-805 Brake Dust Particulates
Properties in Del Mar, Carmel Valley, and La Jolla adjacent to I-5 and I-805 receive elevated deposits of brake dust particulate matter (PM2.5 and PM10). Ferrous oxide particles from brake pad wear settle on window sills, flooring, and ventilation grilles — respirable particles that accumulate on interior surfaces in homes near freeway corridors.
Pet-Friendly Culture and Dander Load
San Diego has one of the highest pet ownership rates in California. North Park, South Park, and Mission Hills neighborhoods are particularly dense with multi-pet households. Fel d 1 and Can f 1 bind to fabric, carpet pile, and upholstered surfaces at concentrations that persist months after animal removal. Multi-pet coastal units accumulate allergen load at rates that exceed standard cleaning intervals.

The Full Allergen Removal Protocol
Effective allergen removal requires filtration, containment, chemical neutrality, and thermal denaturation working in sequence. Read the full science at /science/steam-cleaning-allergies-asthma and /science/pet-dander-removal.
True HEPA-13 Filtration
Standard vacuums — including those marketed as 'HEPA-style' — use filtration media rated at 10 microns or greater. Particles below that threshold are recirculated into room air during vacuuming. HEPA-13 is a certified grade: 99.97% capture at 0.3 microns (MPPS). Dust mite fecal matter, Fel d 1, Can f 1, and fine mold spores all fall within this capture range.
Color-Coded Microfiber System
Allergen cross-contamination between rooms is a common failure point in standard cleaning. Pet dander deposited on bathroom surfaces transfers to kitchen prep areas via shared cloths. Our color-coded system assigns specific microfiber cloths to specific room types. Cloths are laundered at 140°F between visits to destroy residual allergen proteins.
Zero-VOC Cleaning Agents
Fragranced cleaning products and aerosol sprays are a primary chemical trigger for asthma and allergic rhinitis. Our allergen protocol uses unscented, zero-VOC formulations with no volatile organic compounds — removing biological allergens without introducing the chemical irritants that trigger independent symptomatic responses.
Steam Sanitation Add-On
Dry vapor steam at 275°F denatures allergen proteins at the molecular level through thermal shock. Der p 1 (the primary dust mite allergen protein) is irreversibly denatured above 60°C — our 135°C steam treatment exceeds that threshold by a factor of more than two. Applied to mattresses, upholstery, carpet seams, and grout. $80/room add-on.

Steam Sanitation Add-On
$80/roomThermal shock at 275°F denatures Der p 1 allergen proteins in mattresses, upholstery, carpet seams, and grout.
275°F Steam — Not Just Removal, Destruction
HEPA-13 captures allergen particles. Steam sanitation destroys allergen proteins at the molecular level through thermal shock — a different mechanism operating on a different class of problem.
Der p 1 Protein Denaturation
Der p 1 — the primary dust mite allergen responsible for IgE sensitization — is a cysteine protease. Proteins in this class irreversibly denature above 60°C. Our 135°C dry vapor steam exceeds this threshold by more than double. Denatured Der p 1 loses its IgE-binding epitopes and no longer triggers immune responses.
Mattress and Upholstery Treatment
A typical mattress may harbor up to 2 million mites. Standard cleaning cannot penetrate mattress fabric. Dry vapor steam at 135°C penetrates the surface layer and delivers lethal thermal shock to both live mites and their shed allergen proteins. Mattresses in La Jolla and Pacific Beach coastal bedrooms are high-priority treatment surfaces.
Grout and Carpet Seam Biofilm
Bathroom grout and carpet seams accumulate mold spore colonies that HEPA filtration cannot address — the source reservoir remains intact. Steam penetrates grout porosity and carpet pile depth, denaturing fungal cell walls through thermal shock without introducing chemical residue that could serve as a secondary trigger.
Steam sanitation is available as a room-by-room add-on at $80 per room. It is a targeted treatment for high-priority allergen reservoirs — master bedrooms, nurseries, and upholstered furniture. See the full steam cleaning protocol page.

Who This Protocol Addresses
Households where biological allergen load has a direct clinical consequence — not a general cleanliness preference.
Asthma Sufferers
Biological allergens — particularly Der p 1 from dust mites and mold spores amplified by San Diego's marine layer — are documented asthma triggers. The zero-VOC protocol eliminates chemical triggers simultaneously.
Seasonal Allergy Patients
San Diego's near-year-round pollen season means Bermuda grass, olive tree, and coastal sagebrush pollen accumulates continuously on interior surfaces. HEPA-13 capture removes settled pollen before it becomes airborne again during normal activity.
Families with Newborns
Infants have higher respiratory exposure relative to body mass and spend more time on floor surfaces where particulate matter settles. Early allergen load reduction in the first 12 months may reduce sensitization risk.
Pet Owners
Fel d 1 (cat allergen) and Can f 1 (dog allergen) are sticky proteins that bind to fabric, carpet, and upholstered surfaces. Standard cleaning redistributes these proteins into air. HEPA-13 capture retains them within the filtration media.
Post-Renovation Cleanup
Drywall cutting and sanding generate crystalline silica dust at sub-micron particle sizes. Standard shop vacuums exhaust silica back into room air. HEPA-13 filtration is required for effective capture of particles in the respirable PM2.5 range.
Immunocompromised Residents
Mold spores — Aspergillus in particular — are opportunistic pathogens for immunocompromised individuals. San Diego's marine layer elevates indoor humidity in Ocean Beach, Point Loma, and Pacific Beach, accelerating mold spore load in under-ventilated units.
Allergen Removal Cleaning FAQ
How does HEPA-13 filtration remove allergens during cleaning?
Standard vacuums recirculate particles smaller than 10 microns back into your air. Our HEPA-13 filters capture 99.97% of particles down to 0.3 microns — including dust mite fecal matter, pet dander, pollen grains, and mold spores. What gets captured stays captured.
Can cleaning actually reduce allergy symptoms?
Yes, when the cleaning protocol uses true HEPA-13 filtration and avoids chemical triggers. Standard cleaning with fragranced products can worsen symptoms. Our zero-VOC protocol with 0.3-micron capture removes biological allergens without introducing chemical irritants.
How much does allergen removal cleaning cost in San Diego?
Allergen-focused cleaning starts at $170 for a standard visit and $325 for a deep clean. Optional 275°F steam sanitation ($80/room) provides thermal allergen denaturation for mattresses, upholstery, and carpets.
What allergens does your cleaning protocol target?
Our HEPA-13 protocol targets dust mites and their fecal matter (Der p 1 allergen), pet dander (Fel d 1 from cats, Can f 1 from dogs), San Diego coastal pollen (including Bermuda grass and olive tree pollen), mold spores (Aspergillus, Cladosporium), and cockroach allergens common in San Diego apartments.
