Why does "pink mold" return after I scrub it?
Common scrubbing shears the visible surface layer but leaves the root colony intact. That "pink mold" is often Serratia marcescens, a bacterium that feeds on fatty residues from soap and shampoo. It builds a protective Biofilm Matrix — a polysaccharide shield that chemical cleaners cannot penetrate. We use 275°F Thermal Shock to rupture the biofilm from within and destroy the colony permanently. Scrubbing treats the symptom. Steam eliminates the structure.

Why can't I book a "Standard Clean" for a first visit?
The 30-Day Rule. If a home has not been professionally detailed in 30 days, Biofilm Accumulation on baseboards, vents, cabinet fronts, and grout lines makes a Standard Clean ineffective. You would be paying maintenance prices for a home that needs rehabilitation. Every new client starts with an Asset Reset (Deep Clean) to establish a hygiene baseline. Once that baseline is set, Standard Maintenance Cleans keep it there. The rule exists to protect your investment — not to upsell.

We clean to a Verified Standard, not a time limit. While most Asset Resets take 3.5 to 4.5 hours for a standard home, our Certified Cleaning Specialists stay until the hygiene protocol is complete. Funds are placed on a Temporary Hold 24 hours prior to service but are not charged until the work is verified as complete. Not if you provide professional documentation. Our Move-Out service (Vacancy Reset) includes a Sanitization Receipt — a PDF certificate documenting every surface treated, protocols applied, and sanitization standards met. This is the proof your landlord needs to verify professional remediation for deposit recovery.
