What Standard Cleaning Includes for Floors
Every standard and recurring cleaning service includes:

- Mopping of tile, hardwood, laminate, and vinyl surfaces with appropriate cleaning solutions
- Spot treatment of visible stains and spills

When Standard Cleaning Is Not Enough

- Porous grout contamination. Grout is essentially cement—a porous material that absorbs liquids and contaminants. Surface mopping cleans the tile but cannot extract what grout has absorbed. Over months or years, grout darkens as embedded debris accumulates.

- Biofilm destruction. The thermal shock denatures bacterial proteins and collapses biofilm matrices, eliminating colonies that resist chemical treatment.
- Allergen denaturation. Dust mite proteins unfold and lose their allergenic properties at high temperatures. Steam-treated carpets and upholstery produce significantly fewer allergic reactions.
- Odor elimination. Rather than masking odors with fragrance, steam eliminates odor-causing bacteria and breaks down organic compounds at the molecular level.

Floor and grout steam treatment is available as a Clinical Add-On at $80 per room. This pricing reflects:
- Equipment requirements. Professional steam equipment capable of sustained 275°F output costs $2,000 to $5,000 and requires regular maintenance.
- Time investment. Proper steam treatment requires slow, deliberate passes that cannot be rushed. A bathroom takes 20 to 30 minutes; a kitchen 30 to 45 minutes.
- Skill requirements. Steam can damage certain materials. Our technicians are trained to assess surfaces and adjust technique accordingly.
